Located in Manhattan’s Lower East Side, 175 Delancey provides much-needed housing, healthcare, and community services. The first building to be completed in the 1.9 million square foot Essex Crossing development, the 15-story mixed-use building  comprises The Goldin–affordable senior housing and a four-story podium with neighborhood-driven community services.

The first building to be completed in the 1.9 million square foot Essex Crossing development, the 15-story mixed-use building  comprises The Goldin–affordable senior housing and a four-story podium with neighborhood-driven community services.

Dattner Architects designed both the Goldin and the mixed-use base of the building, including fit-outs for the NYU Langone Medical Center, local retail spaces, and non-profit social services providers, Grand Street Settlement (GSS) and Henry Street Settlement (HSS). To ensure a collaborative process from the start of design until the end of construction, Dattner served as an intermediary between NYU Langone, Grand Street Settlement, Henry Street Settlement, and the residential developers, Delancey Street Associates.

Affordable Senior Housing

Each of the 100 one-bedroom units in Frances Goldin Apartments–named after a longtime LES housing activist–are oriented to maximize advantage of garden and skyline views. Open to residents over age 55, the Goldin at Essex Crossing was designed to alter the perception of affordable senior housing. The Goldin allows residents to remain independent, while also being a part of a community with supportive resources, including a variety of senior-oriented cultural, social, and medical support programs present in the building.

Mixed-Use Community Facilities

Community spaces throughout the four-level podium serve residents and the wider neighborhood, ensuring a variety of services and amenities not possible in a more conventionally programmed project. In spaces across the third and fourth floor, the Grand Street Settlement operates programs for early childhood, children and youth, adults, and senior citizens. The flexible spaces include a community center with a large roof terrace, shared with residents. On the third floor, The Little Stars of Broome Street Early Childcare Center serves 65 two to five year olds, and Henry Street Settlement provides social services to neighborhood residents.

Community Retail and Employment

The GrandLo Cafe is an integral piece to GSS’s job training program and community services by offering barista and culinary skill training to teens and young adults. The versatile space doubles as a cafe during the day, transforming at night to a hip lounge with live music, local art exhibits, and readings. The development also includes a bicycle repair shop on the ground floor.

Neighborhood Healthcare

Together, Dattner and the client worked to realize the Joan H. & Preston Robert Tisch Center At Essex Crossing, a patient-centered, integrated academic Medical Center. The Academic Medical Center is a new state-of-the art facility encompassing a Physical Therapy practice, an Ambulatory Surgery Center, and two family/primary care practices. The various and complex program requirements were integrated seamlessly across three floors of the building to allow for optimal flow and performance, while focusing on the patient experience.
