The modernization of the existing Coney Island Beach Operations Complex will provide an updated, resilient, sustainable, and fully functional maintenance and storage facility for The Department of Parks and Recreation. The project includes the total interior and exterior renovation of the existing Maintenance Building and of the site’s Main Compound which includes parking, exterior storage, a compactor ramp, and relocation of the playground amenities currently on the lot. A new vehicular access ramp to the beach from the west side of the site is also included.

Site Conditions & Resiliency

The project site occupies an entire block in Coney Island, Brooklyn, abutting the Riegelmann (Coney Island) Boardwalk and beach directly to the south. The building is not a Landmark or in a Landmark District, but the Coney Island Boardwalk is a Scenic Landmark. The site is in an MS4 and Special Flood Hazard Area due to its direct adjacency to the shoreline.

Resiliency and design for weather preparedness will be key criteria in the project, as well as designing for coastal weather including high winds, salt, sand, and moisture. Weathering and deterioration of the existing cast-in-place concrete Maintenance Building will require significant repair as part of this project. The project aims to respect these sensitive adjacencies and conditions, while also addressing challenges related to the site and improving operations.
